What if planning consent is refused. We will allways co-operate the local planning authority with the end aim of achieving a successful outcome. However it must be clearly understood that it is not within our power to guarantee success. What is Building control consent Building control consent is similar to planning control except that it deals with good practise in building design and construction. Unlike planning consent it can not be refused if all the conditions of good practise, workmanship and Approved Document advice is adhered to. What additional costs may be incurred during the project The main additional expenses are fees paid to the Local Authority for Planning consent and Building control. Site location plans have to be purchased from Ordnance Survey and we will do this on your behalf. If the local Authority requires engineers calculations then this will also be an additional charge as will any bat survey caried out as part of the planning process. Back to Top
What are approved documents Approved documents are a set of booklets issued by the government stipulating the construction methods, materials and conditions that will meet the approval of the local authority building inspectorate. Back to Top
How long will it take you to prepare the plans A number of factors determine the time taken to prepare plans i.e.the complexity of the project. We will inform you early in the process of the target dates for the production of plans. We aim to produce master plans within five weeks of being appointed but usually deliver within four weeks.
